At Basement Level 5, work is now taking place building the foundations on top of the piles (pile caps). In February Basement Level 5 concrete slab will be poured. Blockwork is being installed within Basement Levels 1 and 2 to create room layouts and painting has begun. Within Basement Level 3 the walls are being lined with concrete. The main fitout of the building will start in February 2024.

Work is now taking place digging from Basement Level 4 of the substructure to Basement Level 5. Excavation is due to be completed by Christmas, with Basement Level 5 being poured in March 2024. The mansard roof, slate tiles and lead finishes will start in February 2024, following the erection of scaffold around the building. The main fit out of the building will start in February 2024.

UKPN have closed the North section of Arlington Street, as part of their infrastructure works. The North section of Arlington Street will remain closed until 14th November. Bennet Street has now changed to a two-way street during this time. The parking bays on the South side of Bennet Street will be suspended to ensure that Bennet Street can operate as a two way street to avoid congestion.

Topping Out
With the concrete superstructure works now completed, the project has ‘Topped out.’ Topping out dates back to Roman times when it was believed that evil spirits were placated when the ridgepole of a new structure was fixed. Chaucer made reference to it, and the building records of York Minster reveal details of a ceremony held when the building was complete.
Others maintain that it has to do with Odin, who rules over Valhalla. At times of harvest, ancient farmers threw the last sheaf of oats into the air for skinfaxi and would toast Odin.
As part of the ceremony, an evergreen bough is nailed to the structure. This also appears to date back to Roman times when tree boughs were used to protect houses from evil spirits, and bring the blessings of the tree spirits.
As part of the Topping out ceremony for St Basil Cathedral in Moscow the architect responsible for the building was sacrificed—the pagan priests believed he was the ideal person to protect the building in perpetuity.
The concrete superstructure works and basement excavation are progressing on site. The installation of the structural steel frame to form the new mansard roof is progressing and the installation of pre cast cladding on the façade will commence in September. Structural alteration works have commenced in William Kent House.

The superstructure up to Level 6 has been concreted, as well as the ramp for the hotel’s arrival area. The steel framed mansard roof is now taking shape. Level 7 and Level 8 concrete slabs will be poured in the first week of September ahead of the start of the façade installation in September. Basement level 3 of the substructure has been dug out, with the concrete slab to be poured in the first week of September.

Abbey Centre Volunteering
Having been approached by the Abbey Centre Food Pantry for volunteering help during the summer, when their volunteers are on leave, 11 volunteers from across Project Picnic rose to the challenge to support the food pantry. Activities undertaken by the team included:
· Reviewing deliveries as they arrived.
· Helping to set up and clean the pantry.
· Helping customers with their shopping.
· Making sure all expiry dates are within date.
Membership to the pantry is open to the local community. For a weekly subscription of £4.50, members can select 10 items of shopping (all the Pantry’s fruit and vegetables are classed as one item!). As much choice as possible is on offer including toiletries, vegetarian food options, halal meat, fish and store cupboard favourites.
The Abbey Centre is a community hub in Westminster, running a wide range of activities to help address the needs of local people. These include exercise classes, arts and social activities as well as training and employment support. It also hosts The Wash House Café.
All Project Picnic volunteers found working with the Abbey Centre a rewarding and worthwhile experience.

To construct the basement at the same time as the superstructure, a mole hole in the lower ground floor has been constructed to dig out the basement. The mole hole provides access through the ground and basement levels to excavate each basement level. This is called Top-Down Construction. Basement level1 (B1) has been dug out and poured with concrete and the perimeter blockwork is completed. Basement level 2 (B2) has been dug out and the concrete slab has been poured. Basement level 3 is currently being dug out.

Advanced Notice:
20th - 23rd July, a crane (TC3) will be installed on the roof of the hotel. Once TC3 has been installed, the Tower Crane situated within the 22 Arlington Street extension (TC1) will be dismantled and returned to our Kettering plant.
As with the installation of TC1, the North of Arlington Street will be closed and Bennet Street will be temporarily made two way, throughout the installation.
· Access will be maintained to the southern end of Arlington Street, but access northwards up Arlington Street will be closed to public traffic.
· The footpath to the east side of Arlington Street will remain open.
· The delivery and taxi drop-off route and bay on Arlington Street will not be available.
· The road closure will be in place from Thursday Morning 06:00 and will be removed at 08:00am on Monday.
· Site hours during this time will be extended until 9pm Thursday—Saturday and 5pm on Sunday. During these extended hours there will be no other works taking place on site. Only the crane team, management and security present.
· Operations during this time will be managed by Traffic Marshals.
In the event of the installation of TC3 being postponed, permission from Westminster City Council has been granted for the following dates 27th-30th July to be used as a back up.
Welcome to the May edition of the 22 Arlington Street website. The building formerly known as 22 Arlington Street, situated next to Green Park, has now been dismantled and piling works have taken place. The next phase of the project is the concrete works, this will form the structure of the new development.
The mitigation and management of disruption to the local environment, nearby properties, including residents, is a priority for the project team. Sir Robert McAlpine (SRM) will utilise the latest machinery and techniques to ensure any impact on the local area and neighbouring properties is kept to a minimum and managed effectively throughout the project.

Currently the first level of basement (B1) is being excavated. The conveyor belt has been removed making way for lorries to enter site to remove the excavated earth. Capping beam construction and excavation is taking place at Basement Level 1. A capping beam is created where steel and concrete are used to tie together piles, creating a foundation and holding back the earth as we dig down.
You would have seen that the hotel's southern extension scaffold works are now complete. As part of the East Wing Infill work, internal soft strip works have been completed and a temporary roof will be installed at the end of February. The Construction Team has completed the strip out of William Kent House in preparation for the structural alterations of the building.
The lower ground floor concrete slab is complete with work now taking place pouring the ground floor slab and the ramp for the hotel’s arrival area. The southern core continues to be built up from the Ground Floor to Mezzanine level . The core will contain the lifts and staircase for the hotel.

A conveyor belt is being used to help remove the excavated earth up until the end of January, when the ramp and ground floor of the building have been constructed and we are therefore able to bring vehicles on to site. Capping beam construction and excavation is taking place at Basement Level 1. A capping beam is created where steel and concrete are used to tie together piles, creating a foundation and holding back the earth as we dig down.
You would have seen that the hotel's southern extension scaffold works are now complete. As part of the East Wing Infill work soft strip of the suites at level 6 has been completed and a temporary roof will be installed at the end of February. William Kent House has been handed over to the Construction Team and strip out has commenced. Structural alterations will commence in February 2023.
The lower ground floor concrete slab is complete with work now taking place pouring the ground floor slab and the ramp for the hotel’s arrival area. You may be able to see the southern core starting to emerge above the hoarding. The core will contain the lifts and staircase for the hotel.
To construct the basement at the same time as the superstructure a mole hole in the lower ground floor has been constructed to dig out the basement. The mole hole provides access through the ground and basement levels to excavate the five levels of basement. This is called Top-Down Construction. A conveyor belt is being used to help remove the excavated earth up until the end of January, when the ramp and ground floor of the building have been constructed and we are therefore able to bring vehicles on to site.
You would have seen that the hotel's southern extension works have reached 3rd floor level. The concrete topping on the metal deck at this level will be poured before Christmas. The construction Team are also preparing for William Kent House to be handed over to them on 9th January 2023. Structural alterations will commence in February 2023.
Please note that site will be closing for the Christmas period from Friday 23rd December and will reopen on Tuesday 3rd January.
Capping beams have been completed around the edge of the site at lower ground level. A capping beam is a reinforced concrete beam that ties all the retaining wall piling together and provides the support for a suspended concrete slab. The lower ground floor concrete slab construction is about 60% complete.
The Mole Hole in the lower ground floor has been constructed. The Mole Hole provides access through the ground and basement levels to excavate the five levels of basement, whilst, at the same time, starting works on the superstructure of the building in December 2022. This is called Top-Down Construction.

Piling work has completed on site. Capping beams are being created around the edge of the site. Friday 14th - Sunday 16th October we will be installing our Second Tower Crane. Works will start on Friday 14th from 06:00 when Bennet St will be temporarily made two way.

From 06:00 Bennet Street will be temporarily made two way throughout the weekend until 08:00 Monday17th October.
Access will be maintained to the south end of Arlington Street, but access northwards up Arlington Street will be closed to public traffic as the mobile crane required for the Tower Crane installation blocks access. The footpath on the east side of Arlington St. will remain open.
The mobile crane will arrive at 06:00 and set up will be completed by 13:00
The delivery and taxi drop-off route and bay on Arlington Street will not be available. However, a taxi drop-off area will be created where Arlington Street meets Piccadilly.
The road closure of Arlington Street will be in place from Friday morning to early Monday morning. The road closure will be removed at 08:00 Monday 16th October.
Operations will be managed by Traffic Marshals and the Works Team.

There will be no access along the northern section of Arlington Street during this period.
Bennet Street will be temporarily made two way throughout the weekend. Access will be maintained to the south end of Arlington Street
Traffic marshals will manage Arlington Street during the day whilst works are in operation.
In the event of adverse weather conditions, the planned works on Friday 14th to Sunday 16th October 2022 would be postponed to the following weekend as a back-up.

With the piling coming to an end on Friday 26th August, we will be dismantling our piling rig, crawler crane and removing them from site. This will make way for the start of the substructure and superstructure works. Due to the sizes of the piling equipment being moved and the vehicles travelling on London roads, in line with Westminster City Council, Met Police and Transport for London approval and guidelines, we will be working outside our working hours. Non noisy activity taking place will be as follows:

1pm Upper mast and ballast weights to be removed on a flat-bed lorry
2pm Stores and Tremie Rack (a tremie is a pipe that can be used for pouring concrete below ground level), removed on a semi low-loader
3pm & 4:30pm Casing and tooling to be removed by flat-bed lorry
Work to finish on site 5pm
Tuesday 30th August
3am Rig base unit to be removed by low loader
6:30am Crane ballast weights to be removed on a step frame lorry
7:30am Crane removed from site by low loader
8am Concrete work to start on site
Traffic Marshals and SRM Site Team will be on site throughout.
Piling continues on site and is scheduled for completion at the end of August 2022, after which work will commence on the substructure. To support this activity, a tower crane will be erected on the 22 Arlington Street site on Friday 29th, Saturday 30th, and Sunday 31st July.
Works will start on Friday 29th with a mobile crane arriving before 7.00am via Bennett St. The crane will then be driven onto site. At 8am on Saturday 30th an area of Arlington Street will be fenced off, and Arlington Street will be reduced to one lane traffic. Traffic marshals will be stationed on Arlington Street to direct traffic and pedestrians. Arlington Street will return to normal on Monday 1st August.

The demolition phase of 22 Arlington Street is now complete, and we will now be commencing the Piling works. This next phase of the project will begin on the week commencing 21st February 2022 and is anticipated to last 25 weeks.
Large Equipment Deliveries
Machinery will be delivered to site before this date to be set up for the works. Due to the size of the equipment, deliveries will happen before 8am, in accordance with Highways requirements. The piling rig and crane will be delivered on two separate days:
Piling Rig Delivery: Saturday 19th February – 05:00 – 07:00
Crawler Crane Delivery: Monday 21st February 06:00 – 08:00
Although the road will not close at any time, our traffic marshals will temporarily halt traffic movements to allow the rig to track safely into the site, as outlined in the image shown. This is anticipated to only take a few minutes, and we will allow traffic to resume as quickly as possible.

As we move into the new year, we have now successfully completed the removal of the existing sub-structure and pile caps. During the removal works, a fascinating discovery of historic 1700’s basement structures was made. In light of this, we invited The Museum of London to site so that they could observe and record the excavation.
We are now preparing the site for the upcoming piling phase. As part of the piling preparation work, we have carefully underpinned the foundations of William Kent House. The piling works are due to start in February 2022 and will signal the start of construction of the subterranean structure of 22 Arlington Street.

The rig, crane, and piling equipment were successfully delivered, and made operational at the 22 Arlington Street site on Wednesday 23rd February. Thank you for your patience and understanding during the deliveries of the equipment and machinery.
The piling phase of the project commenced on Thursday 24th February. This started with the coring out of the existing concrete piles which once sup-ported Eagle Start House. The coring operations are scheduled to continue until the week commencing 21st of March. Once completed, the next stage will be the actual pile installation, during this stage, deliveries to and from site will remain as they are.
